WHERE IS SERENADE? WHAT ARE THE BOUNDARIES?
The Serenade Community is east of Bradley, just west of the I-215, and just north of the new Salt Creek Trail – so, more broadly, between Newport and McCall. The homes on the south side of Potomac look out over the new Salt Creek Trail. The boundaries of the Serenade 55+ Community are as follows: A) Both sides of Pebble Beach from Bradley to Dorsey, except 29919. B) Potomac from 27115 east to the end. C) All of Gillette Court. D) Both sides of Lake Forest from 27423 to 27176 on the west, and from 27422 to 27350 on the east. E) All of Pinckney Way. F) The south side of Terrytown from 27215 east to the end at Dorsey, and the north side of Terrytown from 27214 to the end at Dorsey. G) All of Piping Rock to Pebble Beach. H) All of Basie Circle. I) All of Ellington Court. J) All of Dorsey.

Basically, all of Pebble Beach Drive to the east of Bradley (except 29919) is in Serenade, and Pebble Beach is the northern boundary of Serenade. Potomac Drive is the southern boundary, but not past Gillette Court, and everything from Lake Forest Drive to Dorsey Street IS in Serenade, except 27202 Terrytown Road. In case you’re curious, here’s what we “think” happened with regard to those two exceptions. Apparently, back in the early 1990s, the developer intended to build a Serenade clubhouse on the two lots where two houses on Pebble Beach and Terrytown now back up to each other at the corner of Lake Forest, but for some reason that didn’t happen, and those houses were built and sold without the 55+ designation.
WE THINK WE’RE PRETTY SPECIAL
We are unique in many ways. The community’s newsletter is delivered to our doors four times a year. This website allows our residents access to regular information about the neighborhood — especially through our own online bulletin board. We gather together often for block parties, neighborhood clubs, and holiday celebrations. Most of our streets are so wide and quiet and untraveled that our visiting grandchildren can skate down the middle of them. Our 314 homes are some of the loveliest and safest in Menifee.


SURROUNDED BY NATURal beauty
Every winter we enjoy views of the snow-capped San Jacinto range across the 215. And just north of Serenade is our own little mountain, complete with a lovely eucalyptus grove. As with most communities, we do need to monitor the night-wanderings of our fur babies, for the coyotes that live nearby occasionally pay us a visit, as do raccoons, possums, and even skunks.


SALT CREEK TRAIL
In 2020 the City of Menifee completed construction of the multi-use Salt Creek Trail just south of Serenade, bordering the homes on Potomac Drive. The nearest entry point to the trail is on Bradley, a few yards south of Potomac; there is no direct access into Serenade. The trail is paved and painted with a yellow or a dotted line, and is intended for use by bicyclists, runners, and walkers – not golf carts or vehicles.


It’s not uncommon to see folks riding horses down the middle of Salt Creek. You will also see people riding 3-wheeled cycles, recumbent and elliptical bikes, and e-bikes. Nature-lovers out often watch hawks, rabbits, squirrels, and gophers, as well as flocks of migrating ducks and even egrets.


A UNIQUE KIND OF HOA
But probably the most noteworthy aspect about our Serenade 55+ Community is that, while our homes are well-constructed and beautifully maintained and, while our CC&Rs enforce age restrictions on homeowners and renters, we pay zero monthly or annual fees.

We are one of the few HOAs in the State of California that (per Cal. Civil Code 51.11) collects NO dues from residents and holds no common interest – that is, no clubhouse, no pool, no land. Our elected Architectural Control Committee board receives no compensation for their hard work for us, and our newsletter, website, voluntary clubs, garage sales, potlucks, and parties are supported solely by donations. Our residents want our neighborhood to remain a 55+ community and for over thirty years we have willingly regulated ourselves to keep that valuable designation!

Both are “closed” groups, available only to people who live within our Serenade boundaries (described on the HOME page here). Both owners and renters are welcome!
